Terms & Conditions

Valid for new 2023 bookings until further notice. 

 

Booking

Bookings will only be accepted from individuals over 18 years of age and will be confirmed by email.  We reserve the right to refuse any booking prior to the issue of email confirmation.  

Payment 

A 25% deposit is required when booking.  The balance should be received 6 weeks before your arrival date.   We will send a reminder by email when this becomes due. 

Payments by Bank Transfer preferred.   Paypal can be arranged.  Non-payment by the due date may be treated as a cancellation.  If it is, cancellation charges may be payable as listed below. 

If final payment has not been received within 6 weeks of your arrival date, Little Thatch reserves the right to cancel your booking and your deposit will not be refunded.

After you have placed your booking, a grace period of 7 days applies (48 hours if within 4 weeks of holiday) to ensure you have understood these Terms & Conditions and have read them thoroughly.  

During this period, you may amend or cancel your booking and receive a full refund if required.

Changing a booking 

If you wish to make a change to your booking once you have received written confirmation you must telephone or email us as soon as possible.  

After the grace period has expired any requests to rearrange your booking will be at our discretion. We regret that any request to amend booking dates within 6 weeks of your arrival date will not be permitted unless we are able to rebook the week.  If you are no longer able to stay this will be classed as a cancellation as detailed below.

Cancellations 

If you wish to cancel your booking you must contact us as soon as possible by email (or telephone and confirm this in writing).  In this event, the following shall apply:

  • Bookings cancelled 16 weeks or more prior to arrival date will receive a full refund;

  • Bookings cancelled between 6 and 16 weeks prior to arrival date will forfeit 25% of the full booking price;

  • Bookings cancelled with less than 6 weeks prior to arrival date receive no refund.

We must be notified by email should you need to cancel your booking.

We reserve the right to cancel bookings at any time if guests are found to be disruptive, rude, obstructive, abusive and/or break the terms of their bookings contract.  In such circumstances, guests will be required to vacate the accommodation immediately and no refund will be payable to the guest/s for the unexpired part of their stay.

It is strongly recommended that you are protected by holiday/travel insurance to provide cover.

Arrival and Departure

Directions on how to reach the property and how to gain access will be sent to you between receipt of your final payment and the week before your holiday.

You can arrive at the property after 16:00hrs on the start date of your holiday and you must leave by 10:00hrs on the last day to enable a full clean to be complete by our housekeeper.

 

Damages

We maintain a comprehensive inventory of all of the contents of each accommodation, both practical and decorative.  We understand accidents can happen, and minor issues we are notified of during your stay are generally accepted, but guests may be required to pay for any damage and will be charged for any item that is removed or lost.

Non-availability of Property 

We will make every effort to ensure that the holiday property is accessible on the agreed-upon arrival date.

In the event the property becomes inaccessible due to unforeseen circumstances such as natural disasters, extreme weather conditions, or other emergencies, we will offer the following options to the guest:

  • Attempt to provide alternative accommodation of equal value, subject to availability. 

  • Reschedule the booking to a mutually agreed date

  • Provide a full refund of any payments made

No further claim can be made against Little Thatch or the Property Owner.  

Utilities

The cottage is old and utilities in Shorwell can suffer outages, particularly in extreme weather.

Should there be a failure in a utility or service (such as water, heating, electricity, WiFi, sewerage) please notify us immediately and we will aim to restore the service/utility as quickly as possible.

Should any failure of service/utility provided by Little Thatch extend beyond a 24-hour period from notification, compensation will be proportionate to the loss of enjoyment suffered, unless the reason for the failure in a utility or service is beyond our control.

Liability 

Little Thatch accepts no liability for loss or damage to the Tenants’ possessions on the Owner’s property or land.  Vehicles, accessories and contents are left at the owner’s risk.

It is recommended that your holiday insurance covers loss or damage to personal effects.

Pets 

No pets are permitted due to family allergies.

Safety

There are multiple linked smoke detectors in rooms.  There is also a linked carbon monoxide detector near the boiler, and a linked heat detector in the kitchen.  Please contact us if you hear a blip indicating a failing battery.  Should they sound, please check for any obvious reason and take precautions to exit the cottage if needed.  To turn off the detectors, you can press any one of them briefly.

Please take care in the garden: the moles unfortunately make the grass a little bumpy in places.

The tree platform is designed for supervised access for children under 50kg in weight.

Candles/Fires/Smoking

Due to the high fire risk, the use of candles or tea lights is not permitted in your accommodation or anywhere on Little Thatch property.  Fires are also not permitted, & the cottage is non-smoking and non-vaping.

If it is evident that guests have been smoking within the accommodation, we reserve the right to charge for any fumigation required.

Linen 

Linen is changed between tenancies and weekly during tenancies on request.  

Complaints 

All complaints or problems must be notified to us immediately so that we can take action to resolve the problem. 

 

 

Review of Terms & Conditions

We reserve the right to change or amend these Terms and Conditions at any time.
